Our houses are new, built to a high standard and designed to make you feel at home from day one. We attach great importance to satisfied tenants – and you should notice this in every step.

Your path to your MoVida home
What is MoVida?
MoVida is your professional leasing platform for modern rental homes. With us, you will only get newly built houses for people looking for a permanent home - without the risk of being given notice of termination for personal use ("Eigenbedarfskündigung"). We accompany you throughout from the first viewing to the ongoing management of your home.
How can I arrange a viewing or apply directly?
Find your new home on our project pages and arrange a convenient viewing via the calendar tool or directly by phone or email. Our team will then contact you promptly to discuss the next steps.
What documents do I need for an application?
For your application we need:
- Proof of income for the last few months
- SCHUFA statement
- Proof of identity
- Tenant questionnaire
Don't worry - when you submit your documents, we will tell you exactly what we need from you and guide you through the process step by step.
What is the procedure for checking documents?
As soon as we have received all your documents, we will check everything carefully. If anything is still missing, we will get back to you as soon as possible. Your documents will of course be treated confidentially and are subject to data protection.
What happens after the application?
Once you have decided on a home and submitted all the documents, we will send you a draft tenancy agreement.

What makes a MoVida house special?
With MoVida, you get a modern newly built home, usually as its first occupier. Our homes are energy efficient and have spacious floor plans between 85m² and 165m² over 2 or 3 floors. They all have their own garden with a terrace, plenty of storage space as well as high quality bathrooms and kitchens. Our houses all benefit from excellent road and public transport connections as well as their own parking space, prepared for e-vehicle charging.
Are the houses furnished?
No, our homes are unfurnished - so you can furnish your home exactly as you wish. However, a high quality fitted kitchen with brand-name appliances is always included.
Are the houses new builds?
Yes, at MoVida you only rent new build homes built in 2024 or later. Modern, energy efficient and high quality - for your best living experience.
How energy-efficient are the houses?
Depending on the project, our homes meet the KfW 40 or KfW 55 standard and have a class A or B energy certificate. They are equipped with modern heating systems such as an air-to-water heat pump, efficient thermal insulation and solar panels. This means you can live in an environmentally conscious way and keep your running costs pleasantly low.
Are there parking facilities?
Yes, every house has at least one parking space - many houses also have their own garage or a second parking space. Every parking space is prepared for e-mobility, so you can simply install a wallbox.
Is an Internet connection available?
Yes, all our homes are equipped with a fast internet connection - most even have fiber optics for an optimal home office and streaming. You can choose and commission your provider yourself.
Is there a cellar or additional storage space?
Our houses do not have a cellar - but they do offer well thought-out and practical storage space solutions. Depending on the project, there are utility rooms, indoor storage areas and generous outdoor storage spaces available. Our houses come with a patio, front garden cupboards or garden boxes. You can find out which are available in advance on the respective project page.
Do I have to install my own kitchen?
No, you don't have to worry about the installation. All our homes are equipped with tailor made kitchens - modern in design and with high quality brand name appliances from German manufacturers. Your kitchen has everything you need: oven, induction hob, recirculating extractor hood, dishwasher and fridge-freezer. Matte white units, black handles, a practical work top and plenty of storage space make your kitchen the well designed focal point of your everyday life.
Rent, running costs & contractual matters
How much does it cost to rent a MoVida home?
It depends on the size, location and features. You can always find the current prices on the respective project page.
How do I pay the rent?
You pay the rent conveniently by bank transfer - all payment details can be found in the rental agreement. After signing the contract, you will also receive a welcome letter from the property management with all the important information and contacts at a glance.
What about running costs?
You pay the running costs monthly as an advance payment for operating and heating costs. Thanks to the high energy efficiency of our homes, these costs usually remain pleasantly low. You can decide on an electricity contract with a provider of your choice. At many of our sites though, you can also take advantage of particularly favorable terms via a tenant electricity model ("Mieterstrommodell").
Moving in & handover
When can I move in?
You can often move in shortly after signing the contract - depending on when the house is completed. You can find the exact date on the respective project page. You make the final arrangements directly with the property management.
How does the handover work?
We will coordinate the handover with you individually before you move in. Important: the first rental payment and the deposit must be paid before we can hand over the keys. On site, your contact person records everything in the handover protocol and is there to answer any questions. Before you move in, you will also receive a detailed information package about your new home.
How do I organise electricity, heat and water?
After signing your rental contract, you will receive an information pack on energy suppliers from us. We organise your heating and water so you don't have to worry about that. We recommend that you take out an electricity contract with our on-site energy supplier - they offer the best deals. However, you are free to choose your own electricity provider.

What is the MoVida tenant app?
With the MoVida app, you have everything about your home digitally under control. You receive news from your neighborhood, can contact the property management directly if you have any questions or problems and can find all important documents in one place. You also have access to your consumption data via your energy supplier. Simply download the MoVida app now!
Who looks after the garden?
The garden is part of your rental space so you maintain the lawn, plants and general cleanliness. You are welcome to make changes, however, larger landscaping changes should be agreed with us beforehand.
Can I decorate my house and garden?
Of course you can decorate your home yourself - both the house and the garden - as long as it fits in harmoniously with the neighbourhood. Larger projects such as structural changes to the garden or interior must be approved in advance by the property management. Please also note the relevant provisions in your rental agreement.
Are pets allowed?
Pets are generally welcome as long as they do not interfere with neighborly relations. Please mention your pet in your application.
Who is responsible for maintenance and repair?
We are responsible for ongoing maintenance and regular servicing. Minor repairs are your responsibility as a tenant. If there is a defect, you can simply report it to us using the complaint form - our team will take care of it as quickly as possible.
What to do in the event of neighborhood conflicts?
We attach great importance to good cooperation in the neighborhood. If a conflict does arise, we are there for you and are happy to support you. It is important to us that everyone feels welcome.
What happens if I lose my key?
Please contact property management immediately. We will try to help you as quickly as possible. You will have to pay the cost of a replacement key yourself though.
Who can I contact in an emergency?
In urgent cases, you can reach our janitor directly on site. You will also receive the contact details of your contact person in your welcome letter.
Is there a contact person on site?
Yes - your property manager and the janitor are always there for you.
